
Proposed mixed-use development on Erf 2187, Three Anchor Bay, Green Point
The City of Cape Town’s Property Development Department has initiated the land packaging and acquisition of development rights process for the Three Anchor Bay Site on erf 2187. This process will include the development of an urban design concept followed by the required statutory applications to enable the development of a mixed-use development which includes retail, office, residential and public facilities.
The site is roughly 4.5 hectares, government-owned and zoned as Public Open Space (OS2). The site is bounded by Seapoint Main Road (M61) to the south, Helen Suzman Boulevard and Beach Road (M6) to the north, and Three Anchor Bay Road to the west. The site currently houses the Colin Eglin Sea Point Public Library, Sea Point Civic Centre and Hall, Fives Football Greenpoint Sports Club, Glen Green Point Sports Centre (including the Atlantic Green Point Bowling Club), Pinocchio Creche, Beach Rugby South Africa and the Western Province Bridge Centre for the Western Cape Bridge Union. Surrounding amenities within 1km radius of the site include the Seapoint Promenade, Greenpoint Urban Park, various sports clubs, Greenpoint Athletics Stadium and the Cape Town Stadium. The locally and internationally popular V&A Waterfront is located approximately 1.5km to the northeast of the site.

The Three Anchor Bay development project aims to maximise the development potential of the site, and the stakeholder engagement process will inform the concept development and Urban Design Framework which will underpin the future phases of the proposed project.
